Investment Opportunities in Graz

I’ve been looking into Austrian real estate recently, and Graz caught my attention. It’s known for being Austria’s second-largest city, with a strong student population. I read that property prices are more affordable than Vienna, and rental income can be decent. Has anyone here invested in Graz? I’m curious about how the real estate market performs in the long term. Is there consistent demand from students, and how’s the rental yield compared to other Austrian cities? Any tips on where to find good properties?

From my experience investing in Graz, the Growth Prospects are definitely promising, especially with the city’s growing student population. I bought a property near the university area, and the rental income has been steady thanks to the constant demand from students. Graz is more affordable compared to Vienna, and the rental yields are comparable at around 3.0% to 3.6%. I’d recommend looking at areas near universities or upcoming infrastructure projects, such as the Koralmbahn. This development will likely increase property values even further once completed. Graz is great if you're looking for long-term gains in a stable market with continuous demand.

Thank you for sharing this insightful information. I encountered that article earlier. Graz didn’t cross my mind initially, but I now recognize the potential for investment, largely due to its proximity to Lake Wörthersee.
